Anyone interested in talking about the "town center" being up for sale? Sure, George – I’ll add my 2 cents, for what it’s worth.

Rumor has it that the current owners paid $1 Mil for downtown AO, ~95~ acres of land, and several small lots. The ‘Town Center’ itself is now back on the market at the reduced asking price of only $2.25 Mil; from what I hear.

Pencil that out and, it doesn’t. It doesn’t add up, either. Not at that price.

Add to that price tag, the long list of building, sanitation, and fire safety (violations) improvements needed to bring it up to current standards and Code requirements.

It won’t fly. It’s too expensive. It doesn’t make sound economic sense; your basic market feasibility study.

Room to expand to add more floor space? It will costa-lota-mo dough to do so, if you can provide the required additional parking.

If the current owners think they can make a butt load of money off it at that price and under today’s market conditions, then P.T.Barnum was right after all.

What that says to me is, the current owners bought it at the top of the market cycle and overpaid too much. Now, they are trying to make a quick and fast buck off a bad investment, at somebody else’s expense.

Go figure.

It would be nice to have a real country store back. You know – a market that actually has stuff that people need; groceries, hardware, fishing supplies, etc.

It would be nice to have real Angelus Oakians own it and run it, and put the community’s interest ahead of their own personal financial gain. The Dickerson’s made a living from it; they didn’t make a lot of money at other’s expense.

It would be nice to have people own it that don’t believe they own the whole town too to use to make a butt load of money at everybody else’s expense.

It would be nice to have owners who repair the potholes in the parking lot, and who comply with and play by the same rules and regs and codes everybody else does. You know, like illegal signs and bootlegged electrical wiring.

Instead, what we got was a - little paint, some new doors and windows, re-roofing = cosmetics; and attitude. And for all this, the price for it goes from $1 to $2.25 Mil. !ha

I think it is great that it is back up for sale because the odds are 50:50 that someone with moral integrity will buy it; but not at the current asking price.

It would be nice to have new owners whose words are true and whose action’s demonstrate their commitment to community ahead of pure personal financial gain at any price.

In 2006 Jan Dickerson approached the Robinson Trust, owners of Angelus Oaks at that time. They requested a long term lease based on the fact that they wanted to sell THE COUNTRY STORE for sixty thousand dollars and a long term lease would enhance the price they were asking.

- AND NOW THE REST OF THE STORY

<G> I seem to recall seeing a recent ad from the current ‘owners’ who only wanted $150,000 for the store; huh. And those darn Dickerson’s wanted $60k? OMGosh !!

I’m dizzy from that ‘spin’. The nerve of some people: After having “no” lease for 27+ years, those money-grubbing Dickerson’s wanted ‘something’ for their efforts! Huh. Go figure.

In my book it adds up to: people trying to make a quick and fast butt load of money. And after we heard: “nothing will change”, too.

Except maybe the asking price? Just add some paint, new doors and windows, re-roof, and p00f* - it’s now worth $2.25 Mil! Permits? Certificate of Occupancy?

OK – whatever you say, Paul. Or are you the egg man? The walrus was Paul!

I was in the store last week. The cashier was not a happy person, sitting there with that frumpy look. I did a lap and the store was so bare. Sure looks like a front for another business. No one can live on what goes on there!

A more twisted slant. The gang of 8 see an opportunity to snatch the store away from the owners and make the money selling it themselves. So they evict the owners and sell it to two unsuspecting PT Barnum types. They keep an interest in the store for future use. One of the new owners flees to another state leaving the Benz owner to hold the bag. They try to sell a 1/3 interest for 50k, failing try to sell it all for 120k. Along comes the gang, hoping to make a boatload of money and try to get a liquor license. The impromptu boycott has taken its toll. One owner down another trying to leave, the gang infuses money to try to give the store something that can make money….Old owner screwed, new owners screwed, gang of 8 need more cash to keep the house of cards afloat. Welcome to Waterloo.

Just had about the same issue in town over here. There is this awesome restaurant, very popular, always full. Two guys say hey we need this place we will be rich. They buy it for top dollar, fire the staff and start to cook and grill by themselves. Except they cannot cook or grill. Everyone flees and eats elsewhere. The two men are sitting in an empty restaurant wondering where the people went.

It's not the building and the business that attracts customers, it is the service and the smiles. I am amazed the gang of 8 did not know that. A building is not a money making machine, the people running it are!
